Just swapped out the 240 GB SSD for a 1 TB SSD. EyeTV and Silicon Dust HomeRun tuner working still. Great little HTPC box.

Is a 2012 Mini desirable? Sell it or what can I use it for?

I just bought a Late-2012 Mac Mini i5 for $100 with Apple keyboard + mouse. Replaced the HDD with a 500GB SSD ($45) and went from 4GB RAM to 16GB ($30). Installed MacOS Sonoma w/ OCLP 1.30 -- gotta say, it runs great! Not entirely sure what I'm going to do with it, but for now it's a backup server for my iOS devices. Nice little machine!
